Chennai-based land aggregation and real estate conglomerate Sameera Group has officially announced its entry into the industrial and logistics infrastructure sector with an initial capital commitment of ₹150 crore. The strategic diversification marks the developer’s transition from residential townships and commercial plotted developments into institutional-grade warehousing, light manufacturing, and third-party logistics (3PL) parks across Tamil Nadu and neighboring southern states.
Under the newly unveiled expansion blueprint, Sameera Group will leverage its extensive existing land bank situated along major national highways and industrial belts surrounding the Chennai Metropolitan Area, Sriperumbudur, Oragadam, and Vellore. By converting strategic highway-facing parcels into modern multi-tenant industrial and logistics parks, the company aims to capture surging occupier demand from automotive OEMs, electronics assemblers, fast-moving consumer goods (FMCG) brands, and e-commerce fulfillment operators.
The ₹150-crore outlay will fund the first phase of land infrastructure readiness, statutory clearances, and the construction of built-to-suit (BTS) as well as speculative Grade-A warehouse sheds. The upcoming facilities will be engineered to contemporary institutional specifications, featuring high clear-ceiling heights, laser-screeded high-load-bearing floors, automated dock levelers, wide truck-turning aprons, and dedicated container staging yards.
Sameera Group’s foray comes at a pivotal moment for India’s warehousing market, where demand from 3PL operators—who have accounted for 110 million square feet of warehouse take-up nationwide—and manufacturing occupiers continues to outpace quality supply near major urban centers . Across Southern India, the rapid expansion of electronics, renewable energy components, and auto-ancillary manufacturing has tightened vacancy rates in established industrial corridors, prompting developers with ready land banks to pivot toward industrial asset classes.
In addition to core storage sheds, the planned parks will integrate comprehensive plug-and-play industrial amenities, including dedicated power substations, effluent treatment plants, driver dormitories, and weighbridges. The developer is also embedding environmental, social, and governance (ESG) compliance into the master plan, incorporating rooftop solar installations, rainwater harvesting percolators, energy-efficient LED sky-lighting, and green buffer zones.
From a commercial perspective, entering the industrial and warehousing vertical allows Sameera Group to build a stable, annuity-style rental income portfolio alongside its traditional real estate sales model. Industry analysts note that regional developers with strong local land-acquisition capabilities and regulatory execution speed are increasingly emerging as vital partners for global logistics funds and enterprise tenants seeking rapid facility handovers.
Looking ahead, Sameera Group plans to commence groundwork on its inaugural industrial and logistics park project over the coming quarters while actively engaging with anchor 3PL and manufacturing tenants for customized build-to-suit leases. Upon completion of the initial phase, the group intends to scale its industrial real estate footprint across secondary logistics hubs connecting Southern India’s maritime ports with inland consumption markets.
