The substantial absorption trajectory establishes Bengaluru as the leading growth market among India's major metropolitan industrial hubs.

3PL and Manufacturing Sectors Fueling Volume Growth

Market intelligence data compiled by real estate consultancy Cushman & Wakefield reveals that third-party logistics providers spearheaded the demand surge, accounting for 58% of overall space absorption across the city's primary industrial nodes. Vertically integrated electronics manufacturing, automotive components, and e-commerce distribution networks represented the remaining volume drivers, securing large-format Grade A facilities along core transport corridors.

Despite a wave of 2 million square feet of fresh Grade A warehousing space entering the market in H1 2026, overall industrial vacancy levels tightened to 11%. This inventory contraction highlights robust occupier competition for strategic Grade A assets located along eastern and western submarket corridors, particularly near Hoskote, Dobballapur, and Peenya.

Structural Expansion Beyond Pure-Play E-Commerce

Commercial real estate analysts note that Bengaluru's industrial real estate ecosystem is undergoing a fundamental structural transition. While quick-commerce and retail fulfillment centers continue to expand their last-mile footprints, manufacturing firms are increasingly leasing high-capacity fulfillment and assembly depots to build defensive inventory buffers against global supply chain volatility.

"Bengaluru’s warehousing market is shifting beyond pure-play e-commerce to support vertically integrated manufacturing and sophisticated, 3PL-led distribution hubs," explained a regional industrial real estate lead. "As manufacturers frontload critical inputs to mitigate global supply volatility and logistics providers expand last-mile delivery footprints, we anticipate demand for premium Grade A assets along core transport arterials to remain strong, sustaining landlord-favorable market dynamics through the near term."
